This looks great, thank you! One quick question — for the Expense Analysis tab, did you use the appraiser’s comps from page 47 or the summary on page 12?

PR
Priya R.Clik.ai2:58 PM

Good question — I used the detailed breakdown from pages 47-49 as it includes per-unit figures. The page 12 summary only has totals. Let me know if you’d prefer the other format.

Step 3 — Delivery & Acknowledgment

Clik.ai notifies the team when work is complete

When workbook tabs are populated, the Clik.ai team notifies the underwriter via email and Teams. Items of note, clarifications, and follow-up items are proactively flagged.

RE: ClikAI Request - Ridgewood 300 & Ridgewood 500

To: Jenny S. <jenny.s@lendercorp.com>

Hi Jenny,

Both Ridgewood 300 and Ridgewood 500 workbooks are now complete. Here's a summary of what was populated:

Ridgewood 300 (8 tabs):
  • ExpAnalysis — Borrower's & Appraiser's expense comps populated from appraisal pages 47-49
  • Market — Market data extracted from REIS report and appraisal
  • Rent Comps — 8 comparable properties from appraisal
  • Zoning — Compliance data from zoning report
  • PNA — Capital expenditure schedule from PCA report
  • Repair Table — Required repairs itemized from PCA
  • ESA — Environmental assessment summary (no RECs identified)
  • Appraisal Tab — Key valuation data points
Ridgewood 500 (8 tabs): Same scope, completed from separate report package.

Items of Note:
  • The appraisal for Ridgewood 300 shows an effective date of 2/15/2026 but references market data through 1/31/2026
  • PCA for Ridgewood 500 flags a roof replacement needed within 3 years (~$285K estimated)

Updated workbooks have been saved to the Teams channel files. Please review and let me know if any adjustments are needed.
